There is no uniformity in land throughout India, and it differs statewise. Moreover, the land records are mostly maintained by the Tehsil (sub division ) of the concerned district. For search of chain of title of a property we need to aproach concerned Tehsil record room, lekhpal, and for old records we look for district revenue records' room, where we can find all the concerned land records. So far encumbrances on a property is concerned, it is verified from registration office where the transactions are registered in this regard.

Q: How can I change the names in my CBSE school certificate

I'm in class 12th at present. My last name is missing from my name/mother's name/father's name. What is the procedure to get it rectified legally since CBSE is approving this if it is approved by law. What's the procedure and requirements to get it done? I want it to be fixed before college joining this year cause it may create problems. Thank you

You need to depose on oath before the Board that you and your parents had been known with such and such names ( by mentioning the name and spelling you want to be corrected as) and by mistake and due to ignorance it was written and spelled as "." the name/names you are registered in records. You have to prove by facts and documentary evidence that you and your parents actually were known as "....." ( the name/names you want to be corrected ) and in case such correction is not made in records, you will suffer irreparable loss. After taking such type of declaration, the Board may order that your name be corrected as you want for further records, ignoring the spelling it was already in use. However, the Board is not obliged to do what you want, because the entire mistake is committed on your part.

Q: Father's brothers not allowing to stay in joint house

My father r 4 brother ....we have a joint big house in village in Allahabad... My 3 uncle r not allowing us to reside in that home ....after my grandfather death ....house must have to be divided in equal share among 4 ...but 3 uncle r not ready and occupied fully we cannot use and stay in it ...what legal action can I take to get and use my share in house as early as possible ....sir I have heard about kurebandi ..what is it plz explain

As per your description, it is clear that the house which your are mentioning, is your ancestral house initially owned by your grandfather, and after his death his surviving sons, daughters and wife or other legal heir, are entitled to live and own the house equally. Your uncles have no right to enjoy its possession and ownership solely. You can file a partition suit before competent civil court of your district with full hope of success.

Q: can I file extortion case against my wife

Kindly please advice me following 1- Scope of extortion case husband can file against wife who filed false crpc 125,dv,498a against husband and all family member living in other state. 2- where to file in police station or complain case in court. 3-can I have sample copy of draft . 4- what to highlight 5- I have given 2lacs to father in law cash have withdrawn detail of mine but no writing please suggest regards

No, Mr. X, there is no law in India which permits you to file an extortion case against a wife who already had filed cases against you u/s 125 Cr.Pc. and u/s 498A IPC.. Try some other legitimate ground for having remedy against your wife.Thanks.
